  1. Term. The initial rental term is at least three months. Rent is payable monthly in advance. If the renter ends the agreement before completing the initial three-month term, the unpaid rent for the remainder of that minimum term becomes due.
  2. Ownership. All artwork, prints, frames, glazing, backing, hanging hardware, and related materials remain the property of Outer Rim Homestead Creations. The renter receives only the temporary right to display them at the approved address.
  3. Care and approved location. The renter will keep the art indoors in a clean, dry, climate-controlled location, away from direct moisture, excessive heat, smoke, grease, and avoidable sunlight. The renter will not alter, paint, cut, reframe, attach items to, lend, sublet, sell, move to another address, or allow a third party to take possession without written approval.
  4. Installation. The renter will use suitable wall anchors and follow installation directions. If Outer Rim installs the art, the renter confirms permission to install at the display location and identifies hidden wiring, plumbing, lease restrictions, or other hazards.
  5. Condition reports. The parties may use dated photographs and written condition notes at delivery and return. Normal wear means minor change from careful display; it does not include broken frames or glazing, stains, tears, water damage, scratches, punctures, smoke exposure, missing hardware, or unauthorized alterations.
  6. Damage. The renter must notify Outer Rim in writing within 48 hours after discovering damage. The renter is responsible for the reasonable cost of assessment, repair, reframing, or replacement caused during the rental period, up to the listed replacement value for each affected item, except for documented pre-existing damage or ordinary wear.
  7. Loss or theft. The renter must notify Outer Rim immediately if an item is lost, stolen, destroyed, or cannot be returned, and must provide a police occurrence number where theft is suspected. The renter will pay the listed replacement value within ten days of written notice.
  8. Late return and non-payment. Rent continues until all items are returned. An overdue account may be charged a late fee equal to 20% of one monthly rental payment, in addition to continuing rent and reasonable recovery costs. An item not returned within 30 days after written demand may be treated as missing and charged at its listed replacement value.
  9. Renewal, swaps, and return. After the minimum term, the renter may request renewal, return, or a new selection. Changes are subject to availability, a new or amended schedule, and delivery, shipping, or installation charges.
  10. Shipping and delivery. The renter will keep original packing materials when requested and follow return instructions. Failed delivery, address changes, redelivery, remote-area charges, and return shipping are the renter's responsibility unless the signed schedule states otherwise.
  11. Intellectual property. Copyright and reproduction rights are not transferred. The renter may photograph the installed art for ordinary personal or business interior-use posts, but may not reproduce, sell, license, or use the image as a product, logo, advertisement, or standalone commercial asset without written permission.
  12. Default and recovery. A material breach, unpaid amount, unsafe display, unauthorized transfer, or refusal to return the property permits Outer Rim to terminate the agreement and require prompt return, without giving up the right to collect amounts already owing.
  13. Governing law. This agreement is governed by the laws of New Brunswick and the applicable laws of Canada. Any change must be recorded in writing and accepted by both parties.
  14. Entire agreement. This agreement, the completed artwork schedule, quote, condition report, and any signed amendment form the entire rental agreement. If a schedule conflicts with these standard terms, the signed schedule controls for that specific rental.
